IOMI is operated by its founder until the company is incorporated.
1. Nature of IOMI
IOMI is an operational infrastructure for the real estate market. It does not sell properties, does not replace licensed professionals and does not provide legal, technical or financial advice.
2. Use of the website
The website presents IOMI and directs you to the application, where registration details are filled in. Documents, authentication, validations and operations are handled in the secure application.
3. Professional accounts
Professional access may depend on verifying identity, organisation, licence or applicable framework. Providing false information or using the service beyond the authorised scope may justify suspending access.
4. Property information
Registering a property on IOMI does not constitute a sale, a guarantee of marketing, automatic exclusivity or a legal validation of the documents. IOMI's verification is documentary: it confirms that the property's documents have been submitted, are legible and match the registered property; it is not a legal certification and does not replace the permanent land-registry certificate or the work of lawyers, solicitors or notaries. The IORI identifies the property within IOMI and does not replace the land registry, the tax register or official documents. Status changes on the platform do not replace legal acts or determine the effects of contracts entered into between the parties.
5. Operational rights
Viewing a property does not transfer ownership or allow unrestricted sharing of the information. The scope of action results from the conditions recorded for each operation.
6. Owners
Registering and selling properties is free for owners, however many properties they have. IOMI does not charge commission on sales or rentals. The owner chooses the access regime, follows the firms that unlock the property, responds to offers and confirms or declines reservations on the platform. Withdrawing access or taking the property off the market is subject to resolving ongoing reservations and exclusivities. Brokerage and other external services may have their own costs, agreed with the respective providers.
IOMI Portfolio: the owner can keep properties in a private space with the Gold plan (up to 10 properties), for €49 a month, or Platinum (up to 100 properties), for €99 a month, paid for periods of 1, 3, 6 or 12 months, VAT included. Above 100 properties, €0.50 per property per month is added, up to 1,000 properties; beyond that, the price is agreed. The Portfolio is activated once payment is confirmed and does not renew automatically. Stored properties are not verified or shown to professionals or on the website. Local prices are statistical references and do not constitute a valuation. Without an active plan, properties remain read-only. Selling on the open market remains free for the owner.
Off-market sale: with an active Portfolio plan, Gold or Platinum, the owner can sell a stored property without public marketing. The property goes through the same document check as an open-market sale and is shown, without address or contact details, only to real estate agencies accredited by IOMI for this option: on the Gold plan, to those working in the property's district; on the Platinum plan, to those the owner chooses. The address and contact details are only shared with the agency the owner chooses, with whom the owner signs the real estate brokerage agreement. An off-market sale has no cost for the owner beyond the Portfolio plan: IOMI charges no commission and no per-transaction fee. The owner decides the price, the terms, the agency and whether to accept any offer.
The Portfolio is for properties the user owns or legally represents; managing third-party properties as a business requires a professional account.
7. Conditions for professionals
Professional access works through a firm subscription, with a trial period after the account is approved. The subscription price is calculated per agent; every person at the firm with access to IOMI counts as one agent. Each month, the plan includes a number of credits that depends on the number of agents. The plan's credits expire at the end of each month, do not roll over, are non-refundable and can only be used to open full property files.
Opening a property's full file uses credits, depending on the asking price; the plan's credits are used first, then purchased credits. Exclusivity can only be requested when the owner accepts exclusivity requests. The request holds purchased credits, which are only spent by the firm the owner chooses, when the owner confirms the brokerage agreement on the platform; the other firms' credits are released. Deadlines are shown in the application. Current prices are shown in the application before each request, plus VAT at the legal rate.
The subscription and purchased credits become available once payment is confirmed. Purchased credits do not expire while the firm's account is active. Used credits are not refunded automatically. If the owner withdraws access to a property, the firm may ask IOMI to review a refund of the credits. Reporting false reservations or information, or using owners' contact details beyond the property concerned, may lead to the account being suspended.
Off-market accreditation: an agency with an approved account can apply in the application. IOMI approves the applications that meet the published requirements, with the same criteria for all: an AMI licence active for at least 3 years, at least 10 completed sales in the last 3 years, with proof, and their own buyers and channels. The accredited agency undertakes not to publish or disclose off-market properties, or their information, beyond the buyers it represents. IOMI may withdraw the accreditation if this undertaking is breached, if the agency no longer meets the requirements or if its performance falls below the minimum shown in the application. Off-market listing requests hold purchased credits, on the same terms as exclusivity requests. During the launch phase, accreditation has no cost beyond the subscription; any future price will be announced at least 30 days in advance and will not apply to periods already paid.
IOMI Pioneers: the first 50 brokerage firms with an approved account get 3 months free from approval, with the plan's credits included, and 50% off the list price for the following 12 months. The discount applies to subscriptions paid in that period, for the corresponding part, and to all the firm's agents. The order of Pioneers is the order in which accounts are approved. At the end of the free period there is no automatic renewal or charge.
8. Acceptable use
Mass extraction, unauthorised reproduction, attempts to bypass access controls or use for purposes incompatible with the operation are not permitted.
9. Dispute resolution
In the event of a consumer dispute, the consumer may turn to an alternative consumer dispute resolution body. The list of these bodies is available on the Consumer Portal, at www.consumidor.gov.pt. You may also use the Electronic Complaints Book.
10. Contact
Questions about these terms can be sent to contacto@iomi.pt.
