Professional photographs, just once.
Today, every agency photographs the home its own way, and the same property appears with ten different faces. On IOMI, the owner invests once in a session with a professional photographer. The same photographs serve every agency, in any listing.
The IOMI standard
- At least 8 photographs, all landscape
- High resolution: at least 1920 pixels wide
- Natural light, tidy rooms, no people
- No watermarks or agency logos
- The photographer's permission for any brokerage firm to use the photographs to promote the property
IOMI checks the photographs when validating the property. The photographer's fee is paid by the owner; IOMI charges nothing.
Properties that aren't for sale.
The IOMI Portfolio organises the properties you want to keep private. When you decide to sell, you choose: the open market, always free, or an off-market sale, with no listing, only with accredited agencies. Both plans, Gold and Platinum, let you sell off-market.

Private sale · Gold and Platinum
Sell off-market. No public listing. With the right professional.
For owners who don't want to expose the property to the market. The property is not listed and does not appear to the wider network of professionals: only agencies accredited by IOMI for off-market sales see it, and without the address.
- 1. Launch it from the Portfolio.Choose "Sell off-market" on a stored property and set the price and the commission. IOMI checks the documents, as for any sale.
- 2. Only accredited agencies see it.Without address or contact details. On Gold, every accredited agency in the property's area; on Platinum, only the ones you choose.
- 3. Choose an agency.Interested agencies request the listing, with their proposal and their track record. You choose one, or none, and sign the brokerage agreement with it.
- 4. Targeted search, with no listing.The agency looks for buyers among its own contacts and channels. Viewings and offers are recorded; the final decision is yours.
Accredited agencies: real estate agencies with an AMI licence for at least 3 years, proven sales and their own buyers. They undertake in writing not to publish off-market properties; any agency that does loses its accreditation.
Condition: an active Portfolio plan, Gold or Platinum. Selling off-market has no cost for the owner: you pay for the Portfolio, never for the sale. Selling on the open market remains free and needs no plan.
Monthly prices including VAT. You can pay for 1, 3, 6 or 12 months at once; with 12 months, 2 are free. Without an active plan, stored properties remain read-only. Local prices are statistical references and do not replace a valuation. The Portfolio is for properties you own or legally represent; managing third-party properties as a business requires a professional account.
No cost. Ever.
Selling your property on IOMI costs nothing. IOMI is paid by the agencies that use the infrastructure, never by the sale of your home.
