How it works

One record per property, the same rules for everyone and everything in the history.

The owner decides. Validated agencies work with the information the owner authorises, under written rules. IOMI organises the process without replacing those who market the property.

For owners

  1. Register the property. Create an account and register the property, at no cost. Add professional photographs, which serve every agency.
  2. IOMI verifies. IOMI checks the information and documents and assigns the IORI, the property's permanent identifier.
  3. Receive requests. Validated firms request the listing and, separately, permission for a for-sale board. You accept, decline or make a counter-proposal.
  4. Follow everything. Access, viewings and offers appear in the property's history as they happen.
  5. Confirm the reservation. With the promissory contract (CPCV) signed, the firm reports the reservation. The property is only reserved with your confirmation, within 72 hours.

If you want exclusivity, open the property to applications and choose the agency by its track record. Exclusivity is agreed for periods of up to 6 months.

If you don't want to sell yet, keep the property in the IOMI Portfolio and put it on sale when you decide.

For professionals

  1. Create the account. Name, phone number and professional email.
  2. Identify the firm. Name, tax number (NIF) and AMI licence number.
  3. IOMI validates. IOMI confirms the firm and its licence before approving access. The firm commits to confidentiality, to using contact details only for the property concerned and to accurate records.
  4. Unlock what matters. See the basic information of every active property. To see the exact address, the documents and all the photographs, open the full file with credits. The owner's contact details are only shared with their authorisation.
  5. Work the property. Send listing and for-sale board requests, ask for viewings and make offers. Replies arrive by notification and email.
  6. Report the reservation. With the promissory contract (CPCV) signed, report the reservation. The property is reserved for your firm when the owner confirms.

Verify an IORI

Anyone who sees an IORI in a listing can confirm it on the website. The check shows the property type and the municipality. It never shows the address, the price or the owner.

IOMI's verification is documentary. IOMI confirms that the property's documents have been submitted, are legible and match the registered property. It is not a legal certification and does not replace the permanent land-registry certificate or the work of lawyers, solicitors or notaries.

Frequently asked questions.

What owners and professionals usually ask before getting started.

Is IOMI an estate agency?

No. IOMI does not take listings, does not sell, takes no commission and does not decide on the owner's behalf. It organises each property's record, access and history. Sales are handled by licensed estate agencies.

Does the owner need to deal with several agencies?

No. The owner follows everything on IOMI, and authorised professionals work on the same information.

Can any professional access the properties?

No. Only estate agencies whose AMI licence IOMI has confirmed. And each property has its own access rules, set by the owner.

Do buyers use IOMI?

Buyers work with the professional who represents them and have no access to the operational area. Anyone can verify an IORI on the website.

What is the IORI?

It is the property's permanent identifier on IOMI. It brings together in one record the property's origin, documents, access, changes and activity.

Why do the photographs have to be professional?

Because they become the property's photographs for every agency. The owner invests once, and the property looks the same in every advert. The standard is on the Owners page.

How much does it cost?

Selling on IOMI is free for owners, whatever the number of properties. Estate agencies pay a subscription per agent, from €99 a month excluding VAT, with credits included. Full prices are on the Pricing page.

What is the IOMI Portfolio?

It is the owner's private space for properties that are not for sale, with local price references. It has two plans, Gold and Platinum, from €49 a month including VAT. Selling remains free.

Can I sell without listing the property?

Yes, with the IOMI Portfolio's off-market sale, on the Gold and Platinum plans. The property is not listed and only agencies accredited by IOMI see it, without the address. The owner chooses the agency that sells it.

Who decides whether a property is reserved?

The owner. When a firm reports a signed promissory contract (CPCV), the property is only reserved once the owner confirms it.

What is exclusivity on IOMI?

It is the owner's choice. If the owner accepts exclusivity requests, they compare each agency's conditions and track record and choose one, or none. Only the chosen agency pays.

What if the property doesn't sell?

IOMI does not guarantee a sale. Requests, viewings, offers and feedback stay in the property's history, so the owner and the professional can review what happened and decide the next step. Marketing only continues with the owner's authorisation.

Does IOMI replace IMPIC or other public bodies?

No. The State sets the rules, IMPIC licenses and supervises real estate brokerage, and public bodies issue the property's official documents. IOMI organises the operational layer between the property and the market, without replacing any of them.
